Thank you for choosing The Lane House as your preferred accommodation in Melbourne. We provide the following to outline our Terms and Conditions as a framework for providing an enjoyable, relaxing and safe stay.
Please read these General Terms and Conditions (Terms) carefully as they incorporate the basis upon which The Lane House Melbourne Pty Ltd (ACN 695 858 489) (Host) accepts bookings. In these Terms and Conditions, ‘Guest’ and ‘you’ are interchangeable.
By making a booking you confirm automatic acceptance of all the Terms outlined hereunder. The Host reserves the right to change, modify, or add to any of these Terms at any time without notice, and such changes will become effective immediately. Please check these Terms periodically for changes. The effective date of these Terms is 1st August 2026.
You must accept these Terms and any other modified or additional terms and conditions you are provided with during the booking process and as a condition to making your booking.
A contract is then formed between the Guest and Host on these Terms when you sign or confirm acceptance of our Short Stay Licence Agreement, or you complete any online reservation process and receive a booking confirmation email from us (Booking Confirmation).

You are granted a short term stay licence to occupy an apartment (Apartment or Room) during the agreed period (Reservation Period) as set out in the Booking Confirmation (including any additional period that you occupy the Apartment).
You agree that your use of the Apartment is for short term or holiday or business travel purposes only. The Apartment must not be used for business dealings, parties or functions without the prior written consent of the Host. No booking via the website may exceed 30 nights. Longer term bookings will be via the Short Term (Monthly) Stay Licence Agreement.
As we run a digital-based check-in, your pre-arrival checks are required to be uploaded online before arrival. This includes uploading your identification that matches the booking name and the name on the payment card used to make the booking. This is done through a secured portal.
Failure to upload a valid ID matching the name of the booking and payment card will result in termination of your booking and the cancellation fees communicated at the time of booking will apply.
Additional terms apply to Monthly Stays.
Our contactless digital check-in requires you to check yourself in online via the Guest portal. This can be done any time after booking confirmation. The Host operates with digital key cards that are held on your mobile device or swipe card access (as determined by the Host).
Check-in time is from 2:00pm Australian Eastern Standard Time (AEST). Guests may be permitted to arrive earlier if the apartment is ready. Early check-in before 2:00pm may be available at the Host’s discretion and will be subject to availability and cannot be guaranteed.
Checkout date/checkout time is prior to 10:00am AEST on the final day of the Reservation Period.
Late departures or extensions will not be permitted unless they have been pre-approved by the Host. Should you wish to request a later departure time please do so at the earliest time prior to your stay or at least 24 hours prior to checkout. The Host will endeavour to cater for reasonable requests, however a late departure cannot be guaranteed. A late departure charge of $50.00 per hour may apply up to 12:00pm AEST, after which a full additional day’s hire may be charged if a Guest stays beyond 12:00pm AEST. Late departures are subject to approval by the Host.
When required, Guests must vacate the room, take all belongings and leave the room neat, tidy with cooking utensils and equipment clean and stacked in original positions or the dishwasher.
Additional terms apply to Monthly Stays. For Guests who have booked directly with The Lane House (refer contact details above), the following applies.
If you need to cancel or amend your booking, please notify the Host as soon as possible. A cancellation or amendment will not take effect until the Host receives confirmation in writing or via email from you and the Host has confirmed acceptance of the cancellation or amendment.
Please note the cancellation and refund details on your booking confirmation applicable to the rate and dates you have secured for your stay. If not otherwise detailed in the booking confirmation, the Host’s standard policy requires booking cancellations or changes to be notified by no later than 2:00pm AEST, 48 hours prior to arrival.
If the Guest does not arrive by 10:00pm AEST on the arrival date without notifying the Host, the booking will be released and the first night of accommodation will be charged. Any pre-payments made will also be forfeited and the Guest acknowledges these charges reflect the Host’s genuine loss arising from the Guest’s failure to arrive by the stipulated time.
Guests who have booked through a travel agency or third-party website must contact those companies directly to make any cancellation or changes to their reservation. The Host is neither responsible for, nor in a position to make, such changes on behalf of a travel agency or third-party website.
During periods of high demand, special events, or for any group bookings, alternative cancellation policies may apply. The cancellation policy will be visible online during the booking process and can be supplied in a confirmation email when requested.
Including cards, keys and mobile phone credentials.
Access devices are personal to the Guest and may not be shared with other parties in any circumstances — doing so will result in cancellation of the stay and loss of deposit. Loss of cards and keys or resetting mobile credentials may attract a $50 fee.
Guests must make arrangements to meet couriers and deliveries in the ground level foyer at the concierge desk (during staffed hours) or outside the building after hours. Delivery couriers must not go beyond the ground floor concierge desk.
The Concierge Desk is generally staffed from 7am to 10pm, noting that until mid-October 2026, staffing hours will be 9am to 5pm. Staff may be away from the desk during these periods from time to time, however alternate contact details will be provided. Our staff are there to assist, please treat our staff with courtesy and respect.
Any injury, illness, or incident occurring on the premises must be reported to a staff member immediately.
Staff will complete an Incident Report Form within 24 hours of any incident, which will be retained in the incident register and actioned appropriately.
For serious incidents (for example: loss of consciousness, suspected cardiac event, fracture, allergic reaction etc), immediately call emergency services on 000. When possible press any nearby duress buttons and call the concierge on +61 3 9959 3987. Do not attempt to move the person unless in immediate danger.

The maximum occupancy for the Apartment is set out in the table below. The maximum occupancy represents the maximum number of people that may be staying or visiting the apartment at the point in time noted in the table below. No additional persons are permitted without written consent by the Host.

There will be a selection of personal amenities provided for each stay — refer to your booking confirmation for specifics.
Room air conditioning is generally available 24/7, subject to occasional maintenance periods. To save greenhouse emissions, air-conditioning of rooms has an automatic two-hour shut-off during the hours of 7am to 9pm. Guests can use a button to restart the air-conditioning as preferred. There is no automatic shutoff from 9pm to 7am.
Your room will be serviced periodically according to your length of stay. If an additional service is requested by a Guest, this can be arranged for a fee. Please call concierge for details.
Bed configuration is in accordance with booking details. Sofa beds and baby cots are available on request for the relevant fee, subject to availability.
Guests travelling with multiple children will be required to book a suitable apartment type that will cater for the number of Guests staying, without exceeding the maximum capacity of the chosen room type.
You must be 18 years of age or over to book accommodation and register as the primary Guest.
Any Guests under the age of 18 are considered minors and must be accompanied at all times by a responsible adult who is their parent or legal guardian, or who otherwise holds parental rights and responsibilities for them, throughout the booking.
If a person under the age of 18 years is located in an apartment and is not accompanied by a registered adult at The Lane House over the age of 18, The Lane House will contact the primary registered Guest to determine why the unaccompanied minor has been left unsupervised within the property. If a legitimate response is not established, the Host reserves the right to evict guests, with the total booking amount being forfeited.
To the extent permitted by law, the Host will not accept any responsibility for any injury caused to an unsupervised minor during their stay, nor can the Host provide the service of supervising and caring for a minor during their stay.
There is a strict no party policy. Guests must not create noise, vibration, odours, or disturbances affecting other tenants, occupants, or neighbours, including music or sound audible outside the Guest’s room. Please also extend this courtesy to neighbours when entering and exiting the building or Car Park.
The Host requires that all visitors leave all apartments by 9:30pm each evening.
Smoking and vaping, including the use of e-cigarettes, is not permitted at The Lane House. Fines will apply to Guests who do not adhere to this policy. Fines include the cost of attendance by emergency vehicles (including Fire Rescue Victoria) which are significant — see Emergency Service Fee below.
Service Dogs (Guide, Assistance or Hearing Dogs) are permitted and must have a medallion on their collar with the registration number. The owner must also carry a laminated pass (with the owner and dog’s name). Service Dogs are required to be harnessed in public areas. Please advise ahead of time if you will be travelling with a Service Dog.
The Lane House does not permit any other pets in the Bennetts Lane building. The presence of an animal is considered a breach of the Terms, and you will be asked to leave or remove the animal.
The Guest warrants to the Host that booked accommodation is not the Guest’s permanent place of residence and that the Apartment is used only for:

Car parking in the building is limited, strictly subject to availability and cannot be guaranteed. Bookings must be made at least 24 hours in advance and should be requested at the time of booking. There will be an additional charge specified when booking (Car Park) unless it is specified as included.
Maximum clearance height 2.1m. Note the car park includes steep slopes and sharp corners.
The Guest:
There are multiple commercial car parks (car garages) nearby. Street parking, when available, is patrolled by the local authorities. The Host accepts no responsibility if you choose to park off-site.
A limited number of car parks include charging ports for electric vehicles. Guests must preregister with reception prior to use and follow the instruction of the Host and the provider.
The Guest and the Guest’s visitors occupy and use the Apartment, common areas, Car Park and the amenities at their own risk.
To the extent permitted by law, the Guest indemnifies the Host against all liability, loss, costs and expenses arising from or incurred in connection with:

The Host will do its best to ensure the Guest’s booking arrangements are satisfactory, however, to the extent permitted by law, the Host does not accept any liability whatsoever for any injury, damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by any events which are beyond our control, including, but not limited to, war, civil disturbance, terrorism, fire, floods, acts of God, acts of Government or any other authorities, epidemics, pandemics, accident to or failure of machinery or equipment, maintenance requirements or industrial action.
The Guest who registers at check-in/arrival will be held accountable for any damages to the Apartments and its contents during the stay dates. The registered Guest will also be liable for any damages caused within the common areas and any damage or theft to items belonging to the Host or the owner of the building (including damages or theft caused by those who are visiting a Guest in an Apartment in The Lane House). Any damage or theft caused by the Guest (and their visitors) will result in the forfeiture of any deposit or pre-payment paid. Depending on the damage or theft involved, it may be subject to additional charges. We reserve the right to charge any such amounts, in addition to accommodation charges, to the credit card presented at booking/check-in/arrival.
Applicable to stays under 30 days — separate rules apply for longer stays.
For all bookings, a Security Deposit of $250.00 is required. This is a condition of staying at The Lane House.
A complete inspection of all apartments will be conducted by management after each Guest departs to determine if there is any damage or theft. The Host may also deduct excessive cleaning charges from the Security Deposit if deemed necessary.
You give permission to the Host to charge your credit card for the Security Deposit in the amount of $250.00 and authorise any amounts to be deducted from the Security Deposit to cover any damage or theft of property that may occur to the Apartment during the occupied dates.
If you enter a room that appears to have damage, ensure you report it immediately to reservations for rectification.
Rooms will be allocated in accordance with booking type. Specific views, room numbers or floor allocations are subject to availability and cannot be guaranteed. If the room type is not available we will allocate to equivalent or better.
Whilst the Host aims to consider all special requests, these cannot be guaranteed. Please ensure you advise our Reservations Team before check-in/arrival if you wish to make any special requests for your stay.
The Host reserves the right when necessary to pre-authorise a credit/debit card upon arrival. This process validates the presented card and protects both the cardholder and merchant from fraud.
The Host may, and you consent to us, pre-authorising a credit card for any charges we determine that you may be likely to incur during your stay. This pre-authorisation may also include an amount to cover a security deposit for damages. This pre-authorised amount is set aside by the card provider for up to 7 business days. The pre-authorisation will affect your available funds balance and spending limit. We recommend you contact your financial institution or card provider for more information on this process.
Unless otherwise agreed in writing by the Host, full payment is required prior to arrival. Access will not be granted until full payment is received by the Host.

The Host does not accept cash. All transactions are processed in AUD (Australian Dollars). Cardholder detail and proof of purchase may be requested to process refunds. Refunds can only be issued to the card that made the initial purchase. Generally, the processing time for most refunds is 3 to 7 business days.
Diners Club, JCB and Afterpay payment methods are not accepted at The Lane House.
Unless restricted by law, a card surcharge applies to all payments made by card. This amount will be applied at the time of payment and is in addition to the nightly rates. The surcharges are as follows:

All rates are quoted in Australian dollars (AUD) per Apartment per night and are inclusive of GST. Rates are not confirmed until a valid confirmation email has been received from the Host. The Host reserves the right to amend rates that have been confirmed at materially incorrect rates due to human or distribution errors.
The Host reserves the right to deny access to the Guest and ask that they vacate the Apartment if a guest fails to pay immediately upon demand any amount owing to the Host pursuant to the booking and accommodation (including but not limited to damage and cleaning fees). The Guest irrevocably consents to any court order required for the Host to remove the Guest in this situation including but not limited to a warrant for possession.

Alternatively, bookings can be made through most travel agencies or selected third-party booking websites.
A maximum of 5 rooms may be booked under one booking. Six or more rooms reserved on one night are considered a group booking. Any group bookings must be made directly with The Lane House on +61 3 9959 3987.
Applicable to stays less than 30 days only.
A minimum length of stay (as determined by the Host in its discretion) may apply during certain periods. If you reserve an Apartment over such dates, you agree to stay for the required minimum nights. There will be no refunds should you elect to vacate the apartment before completing the minimum nights booked.
Complimentary Wi-Fi is available at all of The Lane House apartments with unlimited usage. Wi-Fi supply relies on third-party suppliers, so whilst the Host makes all reasonable effort to provide Wi-Fi, there may be some interruption from time to time.
Our apartments and public spaces are to be used solely for Guest accommodation and enjoyment and are not to be used as locations for commercial activity. Any activity by Guests and visitors (including photography and filming) of a commercial or promotional nature is not permitted anywhere within The Lane House, or the entire Bennetts Lane building as a whole. The Host may cancel accommodation and requires the immediate cessation of any activity in breach of this condition.
Whilst care is taken to ensure that the photos and descriptions of The Lane House facilities and services are accurate, these are continually being changed, upgraded, and removed from service. The Host may also close facilities from time to time including but not limited to the pool and gym. If any feature or facility is essential to you in choosing a particular property, we highly recommend speaking to our Reservations Team, who will assist your decision-making process and advise you if that feature or facility will be available during your stay. Descriptions are based on information available at the time of publishing and may vary or change at any time. Maps and location photographs are shown for general information only and highlight places in surrounding areas. Actual apartments occupied may vary in décor, outlooks and inclusions from those shown in the pictures.
If you intend on using social media to post about The Lane House, we ask you to be respectful of The Lane House, employees and other guests. Social media of all types should accord with laws, and images of people should not be posted without their consent. If you do have concerns, complaints or issues we encourage you to raise them with our staff or our senior manager in charge at manager@thelanehouse.com.au.
Prior to arrival at your selected accommodation, valid Federal or State Government-issued photo identification (ID) matching the name of the primary Guest registered on the booking must be presented at the time of check-in/arrival. This is a prerequisite for verifying your identity for security purposes.

Any personal information on the collected form of identification will not be on-sold and will be securely stored and carefully disposed of at the end of its use.

The Host or any person authorised by the Host may, if the Host has a legitimate cause for concern, there is a material breach of the General Terms and Conditions, or if the Guest has not been seen nor been able to be contacted, enter the apartment and do anything reasonably necessary to ensure the safety and comfort of the Guest or other persons.
The Host reserves the right to refuse a Guest booking an Apartment at The Lane House for any reason whatsoever, including where the Guest has engaged in conduct on a previous occasion adverse to the Host or The Lane House or in contravention of the Terms and Conditions.
The Host may evict a Guest or visitors without warning. Guests who are evicted will be blacklisted from The Lane House and we may choose to notify the police. A Guest is subject to such eviction should the following (but not limited to) occur:
A garbage chute is provided on each building floor to remove rubbish from the apartment. All Guests are responsible for removing their rubbish daily. Rubbish bags are provided in each apartment, with additional bags available on request from housekeeping. Rubbish chutes are available on each level for small items of rubbish. Please only use as per the instructions on the chute and report any blockages to reception as soon as possible. Pizza trays and any item that doesn’t fit the opening of the chute should not be put into the waste chute.
The Lane House building is a secure environment. The Host does everything possible to ensure security levels are maintained and asks that Guests do the same. The Host takes no responsibility for any personal possessions lost, stolen or misplaced whilst on the premises or if the services or the security is compromised.
Guests acknowledge the building operates extensive CCTV monitoring (onsite and remote) and consent to its use for security and management purposes.
Guests must not compromise building security, including allowing unauthorised persons to follow them through secure doors.
The Host encourages the Guest to maintain an appropriate and adequate travel insurance policy to cover their personal possessions and property located within and about the apartment.
The Host’s policies of insurance cannot be relied on to cover any personal losses or damage to personal property. Many travel agents or insurance providers can arrange travel insurance.
The Guest agrees to pay any Emergency Service Callout Fee for false alarms issued by emergency services (including Fire Rescue Victoria) for attendance as a result of the action of the Guest, the Guest’s travelling companions or invitees. Fees will be payable by the Guest where smoking, vaping, fires, cooking or other activity in the Apartment or building causes attendance by emergency services. Attendance by emergency services may incur a cost of approximately $2,500 per truck.
In the case of fire please immediately call 000 and follow evacuation procedures and communicate with reception when possible.
Guests are advised that the use of rangehoods is mandatory when cooking. If there is minor smoke resulting from cooking or other activities, continue to run the rangehood and open windows until smoke abates. Avoid opening the Apartment door and avoid ventilating into internal corridors because this may inadvertently impact other smoke alarms, potentially causing an emergency services call out.
The Host does not permit resale to a third party or trade purposes without prior consent and/or written agreement. The Host reserves the right to accept or reject any such bookings. This policy also applies to group bookings and negotiated corporate rates that are resold.
The Lane House Melbourne Pty Ltd has an agreement with The Lane Club Pty Ltd to allow eligible Lane Club Guests access to the following facilities that are included in their room rate:
The facilities may be closed temporarily for cleaning and maintenance and updated or changed from time to time.
Other Lane Club services such as meeting rooms, co-working, treatment or fitness sessions may be booked, subject to availability and charges, via the Mindbody app (refer to information provided in the apartment).
Use of the Lane Club is subject to directions from management and rules relating to those spaces. Prior to use of the spaces individuals must read, acknowledge and agree to The Lane Club Terms and Conditions, and, if required by the Host, complete a waiver on the Mindbody app (details provided at check-in or in the room compendium).
